These Terms apply to the website only. They do not replace a management agreement, association contract, lease, listing agreement, or other signed contract. If there is a conflict between these Terms and a signed contract, the signed contract controls for that relationship.

Informational use
Site content is for general information about our services in Miami-Dade, Broward, and Palm Beach counties. It is not legal, tax, insurance, or investment advice. Property details, fees, availability, and service scope can change. Nothing on the Site is an offer to manage a specific property, list a unit, or form a fiduciary relationship until a written agreement is signed.
No guarantee of results
Occupancy, rent, renovation cost, timeline, and investment performance depend on the market, the asset, the tenant, vendors, and factors outside our control. Testimonials on the Site reflect individual experiences and are not a promise of similar results.
Inquiries and applications
Submitting a contact form or application does not create a management, leasing, or tenancy relationship. We may accept or decline work at our discretion, consistent with fair-housing and other applicable law. You agree that information you submit is accurate to the best of your knowledge.
Owner and tenant portals
If we issue portal credentials, you must keep them confidential, use the portal only for your authorized account, and notify us if you suspect misuse. Portal terms of the software vendor also apply. We may suspend access to protect an account or the system.
Acceptable use
You may not:
Use the Site in a way that violates law, including fair-housing, privacy, or computer-crime statutes.
Scrape, harvest, or bulk-copy Site content without our written permission.
Introduce malware or attempt to probe or disrupt the Site.
Impersonate Management 305, our staff, an owner, a tenant, or a board.
Post or transmit unlawful, defamatory, or infringing content through any form we host.
Intellectual property
Site text, layout, logos, and original graphics are owned by Management 305 LLC or used under license. “Management 305,” “Property Management. Done Right.,” and related marks are used by the company. You may view and print pages for personal, non-commercial reference. You may not copy the Site for a competing business or remove proprietary notices.
Third-party links and tools
The Site may link to listing platforms, maps, payment pages, social profiles, or vendor sites. Those services have their own terms and privacy practices. We are not responsible for their content or availability.
Disclaimer of warranties
THE SITE IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY FLORIDA LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF HARMFUL COMPONENTS.
Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, MANAGEMENT 305 LLC, ITS MEMBERS, MANAGERS, AND TEAM WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM USE OF THE SITE, INCLUDING LOST PROFITS OR DATA. OUR TOTAL LIABILITY ARISING FROM THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100). THIS LIMIT DOES NOT AFFECT LIABILITY UNDER A SEPARATE SIGNED MANAGEMENT, ASSOCIATION, OR BROKERAGE AGREEMENT, OR LIABILITY THAT CANNOT BE LIMITED UNDER FLORIDA LAW.
Indemnity
You agree to indemnify and hold harmless Management 305 LLC and its team from claims arising out of your misuse of the Site or your violation of these Terms, except to the extent caused by our willful misconduct.
Governing law
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Exclusive venue for disputes arising from the Site is the state or federal courts located in Miami-Dade County, Florida, unless a signed contract specifies another forum.
Changes
We may revise these Terms by posting an updated version on the Site. The “Last updated” date will change. Continued use after a posting constitutes acceptance of the revised Terms.
