Effective date: September 23, 2026  ·  Last updated: September 23, 2026

This Privacy Policy explains how Management 305 LLC (“Management 305,” “we,” “us,” or “our”) collects, uses, shares, and protects information when you visit https://www.management305.com/, contact us, submit an inquiry, apply as a tenant or owner, use an owner or tenant portal we provide, or otherwise do business with us.

Leasing and real-estate brokerage activity is conducted under World Class Realty LLC. Information collected in connection with brokerage services may also be handled under that brokerage’s records practices and applicable Florida real-estate rules.

Who this policy covers

This policy applies to website visitors, prospective and current owners, association boards and unit owners we serve in a community-association capacity, prospective and current tenants, vendors, and other people who communicate with us. It does not apply to websites, apps, or portals we do not control.

Information we collect

Information you provide. Examples include name, mailing and property addresses, email, phone number, language preference, ownership or tenancy details, inquiry contents, application data, employment and income information when needed for screening, emergency contacts, payment instructions, and documents you upload.

Information from applications and screening. With consent and as allowed by law, tenant screening may include credit, criminal, eviction, and identity-verification results from consumer-reporting agencies. We collect only what is needed to evaluate an application or manage an account.

Information from owners and associations. Management agreements, ledgers, vendor invoices, work-order history, insurance certificates, HOA or municipal notices, and similar operating records.

Information collected automatically. IP address, device and browser type, pages viewed, referring URL, approximate location derived from IP, and cookie or similar identifiers when you use our website.

Information from third parties. Listing platforms, payment processors, banks, insurance carriers, vendors, attorneys, municipal agencies, and other property managers, when reasonably needed to perform our services.

How we use information

  • Respond to inquiries and provide property-management, association-management, leasing, and related services.

  • Screen applicants, prepare leases, collect rent, handle security deposits in compliance with Florida law, and manage renewals.

  • Coordinate maintenance, renovations, inspections, and vendor work.

  • Prepare owner and association financial reports and disbursements.

  • Operate owner and tenant portals.

  • Comply with Florida statutes, fair-housing rules, licensing rules, court orders, and record-keeping duties.

  • Improve the website, measure traffic, and protect against fraud or abuse.

  • Send service messages. Marketing emails are sent only where permitted; you may opt out of marketing at any time.

How we share information

We do not sell personal information. We share information only as needed to operate:

  • Service providers: portal vendors, payment processors, IT hosts, screening companies, accountants, and similar processors under contract.

  • Vendors and contractors performing work at a property.

  • Owners, boards, and authorized representatives for properties we manage.

  • World Class Realty LLC when leasing or sales activity requires it.

  • Insurers, lenders, attorneys, courts, and government agencies when required or reasonably necessary.

  • A successor if the company is sold or reorganized, subject to this policy or equivalent protections.

Cookies and analytics

Our website may use cookies or similar tools for basic function, security, and traffic measurement. You can control cookies through your browser. Blocking cookies may limit some site features. We do not use the site to run cross-context behavioral advertising as a primary business activity.

Retention

We keep information for as long as needed to provide services, meet Florida record-retention rules for property management, associations, real-estate files, and tax records, resolve disputes, and enforce agreements. Screening reports are retained only as allowed by the Fair Credit Reporting Act and our vendor contracts.

Security

We use administrative, technical, and physical safeguards appropriate to a boutique management operation, including limited staff access and vendor portals with authentication. No method of transmission or storage is completely secure. Please use strong passwords on any portal we provide and tell us promptly if you suspect unauthorized access.

Children

Our website and services are directed to adults. We do not knowingly collect personal information from children under 13 through the public website. Association or tenancy files may include household-member names when an owner or tenant provides them for operational reasons.

Your choices

  • Request access to personal information we hold about you, subject to legal and contractual limits (for example, we cannot release another owner’s or tenant’s private file).

  • Request correction of inaccurate contact or account data.

  • Opt-out of marketing emails by using the unsubscribe link or contacting us.

  • Ask us to limit use of information where the law gives you that right and no exception applies.

Florida residents may have additional rights under Florida privacy statutes that apply to qualifying businesses. If a request falls under those statutes, we will handle it as required. Submit requests using the contact details below. We will verify identity before fulfilling a request that could expose personal data.

Fair housing and screening

Tenant screening and housing decisions are made in accordance with the federal Fair Housing Act, the Florida Fair Housing Act, and local rules. We do not use website analytics or marketing profiles to make housing decisions.

International visitors

We serve South Florida. If you contact us from outside the United States, your information will be processed in the United States.

Changes

We may update this policy. The “Last updated” date will change when we do. Continued use of the website after an update means you accept the revised policy, except where the law requires additional notice or consent.
